Are you selling your house and fancy some tips on how to sell it quicker? Well Iâ€™m a first time buyer and here are exactly the things that I look for when I view a property:
First Impressions Count
Imagine youâ€™re seeing your true love for the first time… a buyer should feel the same way about your house! Keep it clean and tidy and why not even add some nice finishing touches, like matching your decorations or putting fresh plants throughout your home. It simply adds that homey feel and helps the buyer see your place as their own.
This is very important. Even if your home is small, the viewers are aware of this as theyâ€™ve seen the pictures already, but you can help create more room. Firstly, de-clutter! With less â€˜stuffâ€™ around the rooms will seem more spacious. Then, think about putting clothes, furniture and other items that you can think of into storage temporarily to clear out the place and make it into a show-room for your potential buyers. Your house will look neat, tidy and most importantly â€“ large!
Open up all the curtains and let in as much natural light in as possible â€“ after all the viewing is to view the property so what use is it to hide away your rooms? The more light the better the atmosphere.
Itâ€™s off putting when a property smells bad. I can tell you for a certainty that this can prevent a buyer from buying the place even if itâ€™s a good quality house and going for a good price. Add potpourri, fresheners or light scented candles to ensure that your house always smells lovely.
Think about the people who will be viewing your home. Are they a young individual; are they a large family or; are they a retired couple? Once youâ€™ve answered that question be sure to tailor your home to them a little more. So, if itâ€™s for someone young maybe go for a modern interior style thatâ€™s more likely to appeal to them?
Be flexible. Although itâ€™s difficult to set aside times for viewings as you have other responsibilities, youâ€™ll be able to sell your home quicker if youâ€™re available for more arrangements. So, be prepared to make some sacrifices whilst youâ€™re selling your property – in terms of time.
Showing People Round
Look smart, be prepared with information about your neighbours and area and donâ€™t be too pushy! Also, donâ€™t hold your newborn child whilst youâ€™re showing round the potential buyer (like what happened to me.) Although the baby was super adorable, it can be off putting as well.
If you still find that you canâ€™t sell your house think about improving your home. Something affordable is changing the visual appearance of your rooms, so think about painting, re-flooring and adding decorations. However, for a better profit as well as an improvement think about adding an extension, purchasing a new kitchen unit or if you only have a shower â€“ fit a bath/shower set instead.
